Sliding Gate Grinding or Dragging on the Track

A sliding gate that grinds, shudders or drags is almost always worn rollers or a bent track, not a dead motor. We take the gate off load, inspect every roller and the full track run, and replace what is worn. Catching it early is the difference between a roller swap and a full track rebuild.

Swing Gate Sagging, Rubbing or Cracked at the Hinge

A swing gate that scrapes the driveway or will not latch has usually lost its hinge geometry. Heavy ornamental gates crack their welds at the hinge plate over time. We re-weld on site, shim the post and reset the leaf so the operator is not fighting the gate on every cycle.

Gate Jumped Off Track and Stopped Mid-Travel

If the gate derailed and is now stuck halfway, stop cycling it. Every attempt bends more track and can chew the drive gear. We re-seat the gate, straighten or replace the affected track section, and check the chain or V-groove drive that let it climb out in the first place.

Power at the breaker but nothing on the board usually means a surge took the logic board or its fuse. We test the transformer, the board and the wiring before condemning anything. Gate Will Not Close All the Way, or Reverses at the End

Stopping short or bouncing back at the end of travel points to the limit switch, not the motor. Magnetic and mechanical limits drift as the chain stretches and the gate settles. We reset the open and close limits, verify the reversing force, and confirm the gate seats properly in the receiver post.

Gate Opens for No One, or Ignores the Exit Loop

Phantom opens and a gate that ignores a car leaving are classic loop detector faults. A cracked driveway, a cut loop wire or a failing detector board all read the same way from the outside. We test the loop resistance, locate the break, and re-cut or re-terminate the loop rather than guessing at the operator.

Remote Stopped Working but the Wall Button Still Does

If the button on the wall works and the remote does not, the fault is on the radio side: the receiver, its antenna, or lost programming. We test signal at the receiver, re-learn or replace it, and reprogram every remote and keypad in the household. Aftermarket remotes on LiftMaster and DoorKing receivers are a common cause.
